PLANS for a "rustic cafe trailer" in the garden of a Bowling Bank property have been refused.

A planning application submitted to Wrexham Council in April requested permission to change the use of part of a garden at a site on the B5130.

It proposed to turn part of the garden into a "farm shop and cafe."

But Wrexham Council issued its decision to refuse the scheme on Thursday.

In the document, the applicant explains: "I am applying for change of use so that a small rustic cafe trailer can be opened in our garden.

"This is a small horse trailer converted into a cafe. It will also serve as a small farm shop to sell home grown fruit/veg, jams, chutneys and sweet chilli jam/sauces.

"We are located on a very busy cycle/running route. The nearest place for refreshments is Holt, four miles away.

"I offer a small, homely place to take a breath."

The applicant said the proposed cafe would "not encroach outside the garden at all" and there would be four tables (twelve seats) with three cycle racks.

In the decision notice, published on Wrexham Council's website, interim chief officer for planning and regulatory Ian Jones said: "Insufficient information has been submitted to demonstrate that the farm shop and sale of produce made or grown on the premises would be the primary use on the site.

"The proposal would result in indiscriminate parking along this section of the B5130 which would increase the likelihood of danger to road users."

He concluded that insufficient information had been submitted to "demonstrate that the proposed development would not result in an increase in phosphate levels which would be harmful to the River Dee and Bala Lake Special Area of Conservation."
