A LLANDUDNO property believed to be one of the earliest houses built on Marine Drive has gone on the market with a £2,500,000 price tag.

Plas Craig, dating back to 1922, occupies one of the most spectacular positions on the North Wales coastline and has been home to the current owners for 20 years.

The property enjoys a dramatic outlook across Llandudno Bay, the North Wales coastline and towards the Irish Sea, whilst benefiting from direct access to the beach below and easy access to the Welsh Coastal Path. (Image: Savills / Permission granted)

But they have now made the difficult decision to leave the property, describing it as “one of the hardest decisions we have ever made”.

In a statement, the owners said: “For us it has been a home where the children have grown up exploring beaches instead of shopping centres, where grandparents have stayed comfortably, where the dogs have run every day and where every evening feels like being on holiday.

"We feel incredibly privileged to have called this magical place home and we know that leaving it will be one of the hardest decisions we have ever made”.

Set within the protected landscape of the Great Orme Country Park and extending to 1.2 acres, the property enjoys a remarkable sense of privacy and seclusion despite its proximity to Llandudno.

Unusually, ownership extends to the foreshore down to the median high tide mark, a rare privilege that places the coastline quite literally at the foot of the garden.

Over recent years the property has been comprehensively renovated.

Care has been taken to preserve the character and proportions of the original house whilst introducing a level of comfort and specification suited to modern living.

Features include extensive limestone flooring with underfloor heating, a bespoke kitchen, upgraded insulation and external rendering, a substantial detached garage complex and an impressive self-contained annexe.

Rosie Rickett, head of residential sales at Savills Chester, said: "Plas Craig is a particularly rare coastal property, combining a historic waterside setting with a level of privacy and direct shoreline ownership that is seldom available on the open market.

"Occupying an exceptional position on Llandudno's Marine Drive, the house has been thoughtfully renovated to balance its original character with contemporary living, while the separate annexe, extensive grounds and far-reaching sea views add to its appeal.

"It's pretty special to find a property that offers such a close connection to the coastline while remaining so well connected to the amenities of North Wales and beyond."

The accommodation is centred around a light and sociable ground floor where extensive glazing captures breathtaking sea views from almost every principal room.

At the heart of the house is a bespoke Canadian maple kitchen by Loxley, which flows into the adjoining dining and sitting areas.

There is a generous guest suite on the ground floor for visiting family and friends, whilst the upper floors offer a collection of beautifully appointed bedrooms.

The principal suite occupies an enviable position with far-reaching sea views, complemented by a further en suite bedroom, an additional family bedroom and bathroom, together with a fifth en suite bedroom on the second floor.

The ancillary accommodation is a substantial detached annexe incorporating garaging for up to six vehicles together with extensive storage, a fitness studio and additional residential accommodation.
