House prices dropped by 0.2% – more than the average for Wales – in Flintshire in January, new figures show.

But the drop does not reverse the longer-term trend, which has seen property prices in the area grow by 1.5% over the last year.

The average Flintshire house price in January was £219,632, Land Registry figures show – a 0.2% decrease on December.

Over the month, the picture was similar to that across Wales, where prices decreased 0.1%, and Flintshire was lower than the 0.5% rise for the UK as a whole.

Over the last year, the average sale price of property in Flintshire rose by £3,200 – putting the area fifth among Wales’s 22 local authorities with price data for annual growth.

First-time buyers in Flintshire spent an average of £185,400 on their property – £2,800 more than a year ago, and £45,000 more than in January 2019.

By comparison, former owner-occupiers paid £245,400 on average in January – 32.4% more than first-time buyers.

Property types

Owners of flats saw the biggest fall in property prices in Flintshire in January – they dropped 0.3% in price, to £106,625 on average. But over the last year, prices rose by 0.2%.

Detached: down 0.2% monthly; up 1.6% annually; £305,569 average

Semi-detached: down 0.2% monthly; up 1.9% annually; £191,404 average

Terraced: down 0.3% monthly; up 0.6% annually; £154,855 average

How do property prices in Flintshire compare?

Buyers paid 3.1% more than the average price in Wales (£213,000) in January for a property in Flintshire. Across Wales, property prices are low compared to those across the UK, where the average cost is £282,000.
