Plans to build a block of flats next to a pub in Connah's Quay have been resubmitted after previously being refused.

Planning officers from Flintshire Council turned down an application to create eight flats on land currently used as an informal car park near the Halfway House on Church Street in October last year.

It came after concerns were raised by community leaders and Natural Resources Wales about the risk of flooding.

Revised plans for a two-storey building containing six one-bedroom flats have now been put forward by applicants Turnquay Developments Ltd.

In a statement accompanying the proposals, agents acting on behalf of the developers said: “This supporting planning statement has been prepared to assess outline planning application for the erection of a build-to-rent development comprising six one-bedroom flats.

“This brown field site, subject of this application, is a vacant plot adjacent to the Halfway House car park. The site is often used by motorists as an informal, off-road car park.

“The applicant considers that the proposed development will provide a good example in the re-use of vacant brown field land, which will contribute towards the local housing stock without harming local residential amenity or highway safety.

“The new development will provide affordable rental accommodation and care has been taken to ensure that this development reflects its position in the locality, without adversely affecting the neighbouring public house, businesses etc.”

While the site is located within a flood risk zone due to its proximity to the River Dee, an assessment accompanying the proposals states that mitigation measures will be put in place to minimise the risk of flooding.

These include the creation of raised floor levels, along with the installation of an underground tank to deal with surface water.

Comments can be made on the application via the Flintshire Council website, with a decision due at a later date.
