CONSULTATION is taking place on plans for a new 64 home development in Mostyn.

Planning consultants Avison Young, acting on behalf of applicant Drivestandard Limited has given notice of intention to apply for permission for residential development of land to the north of Ffordd Pennant, Maes Pennant in Mostyn.

A pre-planning consultation is now taking place and will finish on August 26, after which plans will be submitted to Flintshire Council.

According to the applicants, the proposed development is “within close proximity to several local services and amenities, including Bryn Pennant County Primary School, Mostyn Community Centre, convenience shops, a Post Office, and a skatepark”.

Previously planning permission was granted for 71 dwellings on the site in January 2014.

This development would include 24 three-bedroom terraced homes, 12 three-bedroom semi-detached homes, six three-bedroom detached homes and 18 four-bedroom detached homes.

It will also include one three-bedroom bungalow property and a couple of two-bedroom bungalows, with 139 car park spaces earmarked for across the site.

A design and access statement included as part of the pre-planning consultation documents states: “The proposed development will deliver up to 64 residential dwellings. It will deliver a mix of housing of which 15 percent will be affordable.

“The site occupies a sustainable location being just a few minutes walk from a wide range of facilities in Mostyn. The site is currently not allocated but is located within the settlement boundary and is readily available for development, which would be in the interest of the local community.

“There are a number of bus services from Maes Pennant to Mold and the surrounding villages. The proposed development will help to re-balance the local housing stock.”

The statement adds: “The site is roughly rectangular in shape which sits off Ffordd Pennant, Mostyn. There are currently no vehicle access points. There is no established site boundary to the rear.

“A new boundary will be provided by way of a hedge interspersed with trees.

“The dwellings on the north western part of the site form a continuation of the existing dwellings on Ffordd Pennant. A new vehicle access point has been created at an appropriate position and new pavements are included to the road frontage as previously approved at appeal.”

Details about the appearance, layout and scale of the dwellings, as well as the landscaping will be reserved for a later stage.
