The average price of Flintshire house continues to increase and is now over £200,000, new figures show.
The boost contributes to the longer-term trend, which has seen property prices in the area achieve 9.1% annual growth – though Flintshire's increase is still the lowest in Wales.
The average Flintshire house price in February was £201,483, Land Registry figures show – a 0.7% increase on January.
Over the month, the picture was better than that across Wales, where prices decreased 0.7%, and Flintshire outperformed the 0.5% rise for the UK as a whole.
Over the last year, the average sale price of property in Flintshire rose by £17,000 – putting the area bottom among Wales’s 22 local authorities with price data for annual growth.

Winners and Losers
Owners of detached houses saw the biggest improvement in property prices in Flintshire in February – they increased 0.9%, to £287,191 on average. Over the last year, prices rose by 11%.
Among other types of property:
Semi-detached: up 0.6% monthly; up 8.3% annually; £172,015 average
Terraced: up 0.6% monthly; up 7.3% annually; £140,520 average
Flats: up 0.6% monthly; up 3.2% annually; £95,963 average
First steps on the property ladder
First-time buyers in Flintshire spent an average of £169,000 on their property – £13,000 more than a year ago, and £34,000 more than in February 2017.
By comparison, former owner-occupiers paid £227,000 on average in February – 34.7% more than first-time buyers.
How do property prices in Flintshire compare?
Buyers paid 1.8% less than the average price in Wales (£205,000) in February for a property in Flintshire. Across Wales, property prices are roughly the same as those across the UK, where the average cost £277,000.

The most expensive properties in Wales were in Monmouthshire – £337,000 on average, and 1.7 times as much as more than in Flintshire. Monmouthshire properties cost 2.8 times as much as homes in Blaenau Gwent (£122,000 average), at the other end of the scale.
