LOCAL house prices varied for Flintshire and Wrexham in November, new figures show.

The average Flintshire house price in November was £185,421, Land Registry figures show – a 3.8 per cent increase on October. The boost contributes to the longer-term trend, which has seen property prices in the area achieve 8.7 per cent annual growth.

Over the month, the picture was better than that across Wales, where prices increased 2%, and Flintshire outperformed the 1.2 per cent rise for the UK as a whole.

Over the last year, the average sale price of property in Flintshire rose by £15,000 – putting the area third among Wales’s 22 local authorities for annual growth.

Meanwhile, in Wrexham, prices dropped slightly, by 0.2 per cent.

The drop does not reverse the longer-term trend, which has seen property prices in the area achieve 2.2 per cent annual growth.

The average Wrexham house price in November was £163,858, Land Registry figures show – a 0.2 per cent decrease on October.

Over the month, the picture was worse than that across Wales, where prices increased two per cent per cent, and Wrexham underperformed compared to the 1.2 per cent rise for the UK as a whole.

Over the last year, the average sale price of property in Wrexham rose by £3,500 – putting the area 21st among Wales’s 22 local authorities for annual growth.

Winners and Losers:

Owners of detached houses saw the biggest improvement in property prices in Flintshire in November – they increased 4 per cent, to £260,497 on average. Over the last year, prices rose by 9.5 per cent.

Among other types of property:

• Semi-detached: up 3.7 per cent monthly; up 8.1 per cent annually; £159,311 average

• Terraced: up 3.8 per cent monthly; up 8.5 per cent annually; £130,833 average

• Flats: up 3.7 per cent monthly; up 4.1 per cent annually; £92,659 average

Across the county line in Wrexham, flats fared worst in Wrexham in November.

They dropped 0.7 per cent in price, to £84,529 on average. Over the last year, prices dropped by 2.7 per cent.

Among other types of property:

• Detached: remained level over the month; up 3.2 per cent annually; £239,116 average

• Semi-detached: down 0.4 per cent monthly; up 2.1 per cent annually; £148,623 average

• Terraced: down 0.3 per cent monthly; up 2 per cent annually; £123,865 average

First steps on the property ladder:

First-time buyers in Flintshire spent an average of £156,000 on their property – £12,000 more than a year ago, and £28,000 more than in October 2015.

By comparison, former owner-occupiers paid £208,000 on average in November – 33.8 per cent more than first-time buyers.

Those who become a first-time buyer in Wrexham, however, spent less with an average of £142,200 on their property – £2,600 more than a year ago, and £16,900 more than in October 2015.

By comparison, former owner-occupiers paid £187,900 on average in November – 32.1 per cent more than first-time buyers.

How do property prices compare?

Buyers paid 2.9 per cent more than the average price in Wales (£180,000) in November for a property in Flintshire. In Wrexham, that figure came in at 9.1 per cent less than the average.

Across Wales, property prices are low compared to those across the UK, where the average cost £250,000.

The most expensive properties in Wales were in Monmouthshire – £282,000 on average, and 1.5 times as much as in Flintshire and 1.7 of Wrexham’s.
