A NEW medical centre looks set to be created on a business park in Wrexham.

It comes as planning officers have recommended proposals to convert offices on Chesney Court at Wrexham Technology Park for approval.

The scheme would see units one and three off Rhyd Broughton Lane used to provide outpatient facilities for the nearby Spire Yale Hospital.

Concerns have been raised about the potential impact on traffic in the area as drivers are often left queuing during rush hour.

However, Wrexham Council’s head of planning said he believed there were no grounds for refusal.

In his report, Lawrence Isted said: “Based on staffing levels for the previous office use of the application site and the staff likely to be transferred from the hospital, there should be an overall reduction in traffic.

“However, I agree with highways that this is likely to be off-set by the potential for additional traffic on the local highway network as a result of the re-use of the space.

“Whilst it is reasonable to assume that a medical centre will generate a degree of traffic at peak times, notably staff arriving and leaving, patients will generally visit the site on an appointment basis only throughout the day.

“It is therefore reasonable to conclude that vehicle movements are more likely to be distributed more evenly throughout the day than will the case with an office.

“Subject to conditions, the proposed use is acceptable and in accordance with the relevant policies.”

A total of 35 parking spaces have been allocated for the development, which is below the maximum recommended by the council.

But Mr Isted said there were extra spaces available at other units nearby.

The proposals will go before the authority’s planning committee at a meeting on Monday, March 4.
