DEVELOPERS have outlined their intention to move forward with plans to create 132 new homes in a village in Wrexham.

Permission was previously granted for 319 houses, a food store and petrol station as part of the multi-million pound Ruabon Busines Park scheme.

Some of the proposals have already progressed with the construction of an Aldi supermarket, Costa Coffee and Kay Group filling station completed at the site in 2019.

Pure Residential and Commercial Ltd, which is taking on the areas allocated for housing, has now indicated it wants to go ahead with the first phase of the development.

In a planning statement submitted to Wrexham Council this week, the company said: “The two submissions provide for the development of the first phase of residential development comprising 132 dwellings together with associated landscaping areas in a manner that accords with the original masterplan for the comprehensive mixed use development of this site.

“The proposals will provide a broad mix of dwelling types to meet both market and affordable housing needs within an attractive landscaped setting, based on the existing landscape features of the pond which will be linked by new open space corridors.

“The details of the drainage proposals demonstrate that both foul and surface water drainage can be provided for the site.”

It is claimed the overall development could create over 1,000 jobs – including in construction and staff working in the stores and a hotel.

All buildings which form part of it will be accessed by a central spine road linked to a new junction on the roundabout attached to the A539 and B5605.

The developers acknowledged there were still some conditions which need to be discharged before the scheme can proceed.

However, it said the outstanding matters would be submitted for approval at a later date once the main details are agreed.

They added: “It is hoped that it will be agreed that these proposals will result in a very attractive, high quality, development of the application area and that approval will, therefore, be given for the submitted reserved matters and related conditions.”

The plans will be decided by the local authority at a later date.
