HOUSE prices in Wrexham have risen by 2% in the last three months (July-September), with the average house price now £178,706.

The figures have been released from Principality Building Society’s Wales House Price Index for the third quarter of 2019, which demonstrates the rise and fall in house prices in each of the 22 local authorities across Wales.

As a nation, Wales continues to buck the trend seen across England as the average house price in the country reached a record peak of £191,006 in the last three months. Although house prices have risen in Wales by just over 2% both quarterly and annually, the average price remains approximately 40% lower than in England, where the average is £305,000.

Elsewhere in north Wales, Anglesey (£197,668) and Flintshire (£188,229) saw house prices rise over the last three months, while Denbighshire (£171,982) and Gwynedd (£178,563) experienced a fall.

Despite a drop over the quarter, Conwy (£189,458) had an annual growth rate of 7.1% - the fourth highest in Wales – which has been linked to a demand for holiday homes and holiday lets within Welsh coastal hotspots.

Tom Denman, Chief Financial Officer at Principality Building Society said: "First time buyers, holiday lets and people seemingly not allowing the shadow of Brexit to deter them, means average house prices in Wales continue to buck the trend seen in regions across England.

"It also seems home movers are continuing to buy higher value properties and overall house sales are up compared to the same quarter in 2018.

"The growth in average house prices is underpinned by historically low interest rates, a shortage of housing supply and relatively high employment. It will be interesting to see if this upward trend continues for the rest of the year as Brexit negotiations reach a critical stage."
