NEW homes could be built on the site of former council properties that were demolished after they were deemed to be too difficult to let.

Just over 20 terraced houses in Plas Madoc were demolished towards the end of 2017 after leading politicians heard they were unpopular and no longer fit for purpose.

Wrexham Council is now working jointly with JDA Architects to create a mixture of 11 houses and apartments in their place. The development would be built on the Gwynant part of the estate.

Planning documents  state the scheme is designed to meet the needs of people living in the county borough.

The architects said: “The site area is approximately 0.23 hectares and has been identified as a potential housing site which will look to address the local social housing need in the borough by delivering eleven homes in partnership with Wrexham County Borough Council.

“The site is situated on Gwynant approximately six miles outside of Wrexham town centre.

“Facilities including the Plas Madoc Leisure Centre are within close proximity to the site.

“Public consultation events for regeneration of both the site and the wider Plas Madoc area were undertaken on April 11, 2018 and September 19, 2018.

“The proposals were generally well received and welcomed by residents.”

Part of the land is designated as being at risk of flooding and, according to Welsh Government guidance, permission for housing would not normally be permitted.

However, the architects said the fact houses had previously been built on the site would weigh in favour of granting permission.

They added: “The proposed development offers the potential to improve the existing situation by introducing flood alleviation measures to the properties.

“The planning officer was satisfied that the nature of the previous use of the land carried significant weigh in overriding this policy but noted that a flood consequences assessment will be required to investigate the nature of the risk and mitigation measures required.”

The proposals will be considered by the council at a future date.
