DEVELOPERS behind a scheme to build eight houses on the site of a former Wrexham pub are seeking to make changes to planning conditions.

The Goulbourne Pub in Borras was demolished in the summer of 2017 after proposals to replace it with houses were approved by Wrexham Council.

However, the construction of the properties has yet to move forward leading residents to question whether it will go ahead.

The person behind the application is now looking to change one of the conditions imposed by planning committee members when it was first approved.

The authority’s head of planning has recommended the removal of controls to prevent surface water being disposed of in the public sewer network, despite concerns it could lead to flooding.

In a report, Lawrence Isted said the outlined drainage scheme provided an ‘effective solution’.

He said: “It has been determined that the ground conditions to the southern half of the site are not of a suitable condition to allow water to be disposed of by soakaways.

“A scheme has been put forward which seeks dispose of the surface water from five plots and the highway surface water at an attenuated rate to the combined sewer.

“Welsh Water has fully considered the justification presented to them by the applicant and have responded to the design presented to them as part of this planning application with no objections.

“On this basis, I am satisfied that the proposed development is acceptable and demonstrates a suitable method of foul and surface water disposal to the acceptance of the statutory sewerage undertaker.”

The pub closed in September 2015 after it was no longer deemed viable as a business leading to the housing proposals being brought forward.

Acton Community Council has objected to the changes after raising issues surrounding the capacity of nearby drains.

Meanwhile, several neighbours have also expressed concerns about the impact on their properties.

In their response, community councillors said: “There is the potential for flooding, particularly during storm events and subsequent blockage.

“This development should not create additional run-off compared with the previous single building development.

“The final re-development scheme for this land at the former Goulbourne Public House should aim to reduce and manage run-off and minimise the consequences of storm and other exceptional events.”

The change to conditions will be considered by Wrexham Council’s planning committee on Monday, March 4.
