A DEVELOPER has responded to concerns over a proposed housing scheme in a Flintshire village.

The Leader previously reported on plans by Bromfield Group Limited to build 80 homes on land at Coppy Farm in Gwernaffield, near Mold.

Following concerns from the community over the size of the development and the number of affordable houses it will provide, the company has responded.

A spokesman for Bromfield Group Limited said: “The number of houses reflects the fact that we need to make the best and most efficient use of this sustainable site as required by Planning Policy Wales.

“House building in Pantymwyn and Gwernaffield was well below what was expected in the Flintshire Unitary Development Plan.

“This comprehensive plan allows market, first time buyer and affordable housing to be delivered alongside a community convenience shop on a site which is well related to Gwernaffield and close to the local school, play areas, community facilities and employment.

“The number of affordable houses proposed reflects the fact that these houses will be built and gifted to the Local Authority - that ensures their delivery at an early stage and in a viable manner.”

A public meeting over the scheme has been called by the group Gwernaffield Says NO, which is run by local residents.

It will be held tomorrow (Tuesday, January 22) at Gwernaffield Village Hall with a public meeting at 6.30pm and a special meeting of Gwernaffield and Pantymwyn Community Council to follow at 7pm.

The chairman of the Gwernaffield Says NO steering group of local residents, who asked not be named, said: “The residents of Gwernaffield are concerned about this speculative development of 80 houses, on a green field outside the settlement boundary which is not in accordance with the Flintshire UDP or proposed LDP.”
