PLANS for two houses in multiple occupation (HMOs) have been revealed.

Wrexham Council has received several planning applications to convert homes into HMOs over recent months - the two most recent being in Offa.

The first application requests permission to turn a property in Bersham Road - which is currently in use as a six bedroom HMO - into a seven bedroom HMO.

According to a design and access statement each bedroom would have its own private en-suite and there would be two kitchens to be shared.

The document continues: "Outside there will be a bin store, cycle parking area and a single off-road parking space.

"There is a garden and drying area for laundry and recreational use. No external alterations are proposed.

"The site is within walking distance of the town centre with a wide range of retail and leisure facilities, as well as frequent public transport which will encourage reduced reliance on the car as a means of transport."

The second application requests permission to convert a home in Ruabon Road into a five bedroom HMO with community facilities.

According to the plans the site already has four existing car parking spaces and there are no proposals to change them.

Offa Ward councillor Alun Jenkins told the Leader: "There are HMOs in the ward which cause problems, but there are many others that don't so I am not against them as such.

"In my ward I have over 90 HMOs, which is getting up to nearly 10 per cent of the ward now.

"It is a matter of looking to see if the properties are suitable for conversion and whether the nature of that conversion is up to the quality that you want.

"The ones that cause the most problems tend to be conversions of terraced properties.

"Parking is the other thing in association with HMOs. A lot of contractors working on projects in the town live in HMOs through the week so if there are six or seven bedrooms that could be up to six or seven vans or lorries parked in the area."

A pair of consultations run in parallel by Wrexham Council - one of which aimed to look at how the authority handles ‘concentrations’ of HMOs across the county - ended last week.

The second consultation related to the parking requirements associated with plans for HMOs.
