THE EXPANSION of a village care home looks set to move forward after receiving the backing of planning chiefs.

Proposals have been entered to extend The Conifers Nursing Home in Ruabon, near Wrexham, by creating an additional seven ensuite bedrooms and a new conservatory.

Two neighbours have objected to the plans because of concerns over loss of privacy and the impact on their existing view.

However, they have been recommended for approval by Wrexham Council’s head of planning.

In his report, Lawrence Isted said: “The extensions will be in keeping with the existing building.

“The conservatory will have only a modest impact upon the overall appearance of the building, despite its elevated position.

“The nearest part of the development will be around 28m from the apartments to the east and contains two east-facing bedroom windows.

“This is sufficient to ensure the development does not prove overbearing, but it is 7m less than Local Planning Guidance Note 21 recommends in respect of overlooking.

“However, the extension will come no closer than an existing external pathway to the east of the care home building.

“I am satisfied that the layout and appearance of the development is acceptable and that it can take place without harm to residential amenity, highway safety, the character of the area or to statutory protected sites and species.”

The proposals would increase the total number of bedrooms at the homre from 26 to 35.

They will be considered by members of Wrexham Council’s planning committee next Monday.
