Four free homes and £48k donation seals Saltney estate plan

A PROPOSAL to develop 54 new homes including four ‘gifted’ properties has been approved.

Proposals lodged by Deeside-based Edwards Homes to construct 54 homes on land at the rear of 142 High Street, Saltney, was approved subject to conditions at a meeting of Flintshire Council's planning committee.

An initial application for 58 homes was granted full planning permission in April last year to Goldrock Investments which never came to fruition.

The proposals include provision of four homes to be presented to Flintshire Council as gifted units and allocated in accordance with local lettings policy.

The gifted homes were part of a further three conditions including payment of £47,802 to nearby St Anthony’s RC Primary School towards provision and improvements.

Council officials expect 30 per cent of young people living on the constructed site to attend St Anthony’s in the future. Payment of a 10 year maintenance commuted sum was also agreed.

Ward member, Cllr Richard Lloyd said: “I was very pleased with the plans when they were seen in January 2009. After long delays, I’m pleased to see the area finally be developed. It will improve the central area of Saltney.”

Cllr Lloyd said he hoped developers Edwards Homes would involve the local history group in the naming of streets surrounding the new development.

Adjacent ward councillor, Veronica Gay, welcomed the development but raised concerns for the committee to consider.

“The town council and residents support this development but wish the committee to consider concerns that development will place on traffic,” she said.

“I would like the committee to consider adding a condition for an additional pedestrian crossing at the nearest suitable point.”

Cllr Gay’s recommendations were supported and the proposal was approved, subject to developers meeting all four agreed conditions.
